STUART MILLS

Founding Partner and Chief Executive Officer

Mr. Mills has developed and owned 19 senior care communities in five states over the past twenty-five years. During this time, several of his projects have been sold. He currently retains ownership interest in 2 communities. Mr. Mills is the Managing Partner of Heartland America, LLC.

Mr. Mills began his career in retail real estate development and migrated to the senior care business in the early 1990s. Each senior care community he has developed is owned by a separate entity with Stuart as manager. Mr. Mills provides leadership and consultation for the team as it relates to site selection, acquisition, financing, planning, site and building design and construction management. He is a consummate team builder, Mr. Mills supports his crew by encouraging frank, open communication, actively engaging in problem solving and promoting independent action within a prescribed sphere of responsibility.

Mr. Mills holds a B.S. degree in Business Administration from Monmouth University in New Jersey. Heartland Communities of America, LLC is a continuation of Mr. Mill’s 30 plus years of success in several aspects of real estate development along with development of senior care communities.

MARK NUNHEIMER

Director of Finance

Mr. Nunheimer brings with him thirty years of experience in development, operations, financial analysis and financial monitoring of construction and development of senior care communities, multi-family, and other forms of commercial real estate throughout the country and the US Virgin Islands.

Mr. Nunheimer has financed acquisitions and/or development projects using Variable Rate Demand Bonds both taxable and nontaxable, Unenhanced Bonds, HUD Financing, Low Income Housing Tax Credits (section 42), Conventional and REIT financings, and therefor has a very diverse financing skill set. Mr. Nunheimer negotiated $38 million in bond financing for senior housing projects in Pennsylvania and New Jersey and managed $28MM in construction and development. Mr. Nunheimer established regional offices as part of a national reorganization of a real estate company managing over $2 billion in commercial, residential and resort properties.

Mr. Nunheimer also has 12 years’ experience underwriting development, acquisition and operations for senior housing including Independent Living, Assisted Living, Memory Care and Low-Income independent care. Mr. Nunheimer has successfully closed 9 senior housing projects in Florida, Pennsylvania, New Jersey, and St Thomas USVI.

JIM GUARINO

Business Development / Investment Manager

Jim Guarino serves as co-investment manager for Heartland America, LLC. Responsibilities include investment oversight, investment analysis, investor relations, and business development. Jim is also president/CEO Senior Housing Investment Partners, LLC, a capital syndication firm specializing in senior housing investments.

Mr. Guarino is a two-time Amazon #1 best-selling financial author. His recent book, “The Insider’s Guide to Investing in Senior Housing” is considered the gold standard to understanding today’s senior housing investment opportunity. He is a licensed Assisted Care Living Facility Administrator, a certified Residential Assisted Living Specialist (RALS), and sits on the advisory board of RALNA (Residential Assisted Living National Association).

He has presented over 1,000 lectures / seminars throughout the United States for over 100,000 entrepreneurs and investors since 1990. He has been published in over 800 publications and today is recognized as one of America’s leading investment / business advisors in the field of residential senior housing.

Mr. Guarino has a diverse background in business and investing including residential and commercial real estate, secured debt instruments (real estate and business notes), tax liens, securities (Series 7), and multiple businesses including digital marketing, media, and production, publishing, investment advising, business / finance education and professional speaking.

DAVID GUARINO

Investment Manager

David Guarino serves as co-investment manager for Heartland America, LLC. Responsibilities include investment oversight, investment analysis, investor relations, and business development. David is also COO of Senior Housing Investment Partners, LLC, a capital syndication firm specializing in senior housing investments.

Mr. Guarino is a sought-after advisor by investor/entrepreneurs in the senior care home and assisted living business having consulted dozens of clients throughout the United States, developed business plans, financial modeling, assisted with site selection, and capitalization options. 

David served 30-years in software development and computer infrastructure operations with Fortune 500 companies.  His roles included Program Manager, Software Applications Products Director, Software Development Team Lead, including several management titles.

David has been an active real estate investor for over 20-years and is principle in senior care/assisted living related businesses.

STEVE MARKHAM

Development Consultant

Mr. Markham is a development entrepreneur with thirty years of experience. He is skilled in corporate management and operations as well as commercial project development. Steve is the founding  partner in Radical Hope Technologies. RHT utilizes blended solutions in new and existing construction techniques to build the safest and most energy efficient buildings available in today’s market. Radical Hope Technologies provides best in class, clean air, and facility control.

Mr. Markham has been involved in the foundation and management of several company’s ranging in disciplines from real estate development, facility management, build-design, technology and energy. He has provided the leadership and development for over $465,000.000 in projects throughout the U.S.  Steve and his team successfully launched and completed the one hundred and eighty-eight site bond rollout for Dallas ISD requiring the oversight and ramp-up of seven hundred people over a three-year period valued at $175,000,000.00.

Mr. Markham has founded over twenty companies and sold two to Fortune 1000 firms.  He has authored several scripts and patents as well produced many films.  Mr. Markham has served on the Board of Directors for Fossil Rim and Candle Lighters of Texas.  He also was Chairman of the Board for the Barnabas Project and Rev 1211. He has been involved in building Homes of Hope in Acuna, Mexico and The Peace, Love and Happiness Project benefiting our Country’s first responders and veterans.

CHUCK BROCK, PHD.

Project Financial Analyst

Chuck brings 30 years’ experience as an investment and financial analyst. He is a nationally recognized Retirement Income Architect, Best-Selling Author and Five Star Wealth Manager who is regularly sought out by the media and is seen on TV and regularly heard on radio stations throughout Central and Southwest Florida.

His first book “More Better” released in March of 2013, quickly became a best seller. His last book “Transitioning to Retirement, The Myth The Magic and The Reality” was released December 2015. Mr. Brock has released several white papers on a variety of topics and is recognized by the National Academy of Best-Selling Authors.

Among his numerous credentials, he also has the unique distinction of being an Admiral in the Texas Navy, and a Kentucky Colonel, both honors awarded by the Governors of those states.
